Do I need to repair my property before selling?
No. We evaluate properties in their current condition. Owners generally do not need to renovate, clean out or complete major repairs before submitting a property for review.
Do you buy properties outside Washington, DC?
Yes. We are headquartered in Washington, DC and evaluate acquisition opportunities in Maryland, Virginia, Delaware, Pennsylvania, Ohio, Kentucky, North Carolina, South Carolina and West Virginia.

Yes. We evaluate commercial buildings, multifamily properties, apartment buildings and other income-producing real estate—not only single-family houses.
Do you buy self-storage facilities?
Yes. We consider independent self-storage facilities, mini-storage properties, underperforming facilities, properties with low occupancy and facilities requiring repairs or operational improvements.
Can I sell a property with tenants?
Potentially. We review occupied rental properties and properties with existing leases. Provide available rent rolls, lease information, payment histories and tenant details during the evaluation.
How is my property evaluated?
The review may consider location, property type, physical condition, comparable sales, current income, occupancy, operating expenses, zoning, title conditions, repair requirements and market demand.
How quickly can a transaction close?
Closing time depends on the property, title status, due diligence requirements and the terms accepted by both parties. A proposed timeline is discussed after the initial property review but typically takes between 15-30 days.
Do I need to list the property with a real estate agent?
No. Owners may submit a property directly for evaluation. However, owners are always free to consult a licensed real estate professional, attorney, accountant or other adviser before making a decision.
